Regardless of where you live, employment data is a critical piece of the real estate puzzle. The reason? The lower the unemployment rate, the more active the real estate market is. With a healthy job market, more people have the income to invest in real estate, may be relocating to fill the available jobs, and will want to purchase a home.

According to the National Association of REALTORS ®, the fourth quarter of 2010 ended with the national unemployment rate sitting at 9.4. However if you looked at individual markets, you would see that in some parts of the country employment was in better shape “ which equates to a healthier real estate market. As an example, Seattle™s rate was 8.8, while in Salt Lake City the rate was 6.8. Both markets have seen some real estate challenges in the recent past, but seem to be weathering the storm quite well overall.

Sometimes a house is great for the market right away and many times a home needs a facelift for a successful sale. This listing is a great home in Bothell but it needed updating. The updates we did to this house brought in an EXTRA $53,000 for the sale.
Bothell Home

Before the remodel the asking price was $240,000. with an investment of $21,000 the asking price went up to $314,000. The house sold for $314,000 which is a gain of $53,000…!

I have some great Before and After pictures. These pictures show how an investment of time and money can really pay off when selling a home, especially in this market.

Living Room

Before: the original red paint and the carpet was stained. New paint, trim, moldings, and clean carpets.

Fireplace

Before: nice fireplace looking toward the deck. After: new paint changed to a nice neutral color.

Deck Before had rotten boards, posts, and boards. After, partly rebuilt and stained. It’s beautiful now!

Before: kitchen had damaged counters and flooring. After: new counters, tile floor, lights and staging.

Sold for:                                                             $314,000
